This beautifully designed 4-bedroom, 3.5-bath mountain home is the perfect destination to unplug, unwind, and reconnect with nature—while still enjoying all the comforts of a luxury retreat.
Thoughtfully named to reflect the peace and freedom it offers, Out of Office features a spacious and inviting layout ideal for families or groups. On the second floor, you’ll find two private en-suite bedrooms, each with a king-sized bed, a full bathroom, and scenic views—perfect for couples or guests who appreciate a little extra comfort and privacy.
Downstairs, the main living area boasts oversized windows, and a cozy stone fireplace that invites you to relax after a day of outdoor adventures. The open-concept kitchen is fully equipped with stainless steel appliances, granite countertops, and all the essentials for preparing meals at home. The adjacent dining area seats the whole group, and the large deck just outside is perfect for grilling and dining under the stars.
Two additional bedrooms include a a fun bunk room ideal for kids or extra guests and another room with a full size bed and another set of bunks, sharing access to a well-appointed full bath. A convenient half-bath is located on the main level.
Outdoors, Out of Office sits on a quiet, wooded lot. You're just minutes from Sunday River Resort’s summer offerings—like scenic chairlift rides, zip-lining, and mountain biking—as well as the Androscoggin River for kayaking and fishing.

~Cancellation Policy:
If you cancel more than 30 days before arrival: You’ll receive a refund of your deposit, minus a $50 processing fee.
If you cancel within 30 days of arrival: You’ll be refunded for any portion of your stay that is rebooked by another guest.

I stayed at Out of Office with my family in the summer - it was such a fun time! The house is so beautiful - clean and sleeps a ton of people. We went to Sunday River Outfitters and rented river floats and kayaks. The kids loved it! We also did a bunch of hiking and played golf at Sunday River. The house had everything we needed, was cool for sleeping and had an amazing kitchen. We will absolutely be going back!!

We had an absolutely fantastic stay at Out of Office! The house is perfectly appointed—everything is brand new, thoughtfully designed, and beautifully decorated. It’s incredibly spacious, and our group of 10 (4 adults and 6 kids) had more than enough room to spread out and enjoy both together time and privacy when needed.The layout is ideal for larger families or groups, with every detail clearly considered for comfort and convenience. The kids had a blast, and the adults loved how easy everything was—from cooking in the well-stocked kitchen to relaxing in the comfortable living spaces.The location is also a huge plus—close to everything, yet peaceful and quiet. We truly couldn’t have asked for a better home base for our getaway.We’re already talking about our next trip back.
We had a great experience at this rental. This house was spotless, cozy and very well cared for. There is plenty of room for two families to share this space, with bunks on the first level for the kids along with a hang-out space just for them. The living room has a large comfy couch, fireplace, lots of seating and a nice open layout leading out to a large deck. Upstairs they have two bedrooms with super comfy king-sized beds and plenty of space. Kitchen is fully stocked and had everything we needed. The house is less than 10 minutes away from Sunday River - easy enough to head back to the house to take a ski break and head right back to the mountain. There is a large entry way area to store all of your ski/board gear which is nice. Had a great stay here and will definitely be back. Highly recommend!
